This house is located in an area of Point Pleasant Beach which is zoned for small bungalows with a maximum height of 20 ft. as measured from the crown of the road. Because this particular house is one of the furthest from the street, and the grade slopes up toward the house, they lost over 3 feet of buildable area to the grade change.  We were able to obtain a variance due to that hardship coupled with a new flood zone which put the minimum first floor 7 feet above the street. With the use of a dormer, we were able to fit a half story in the attic space and get 3 bedrooms and 2 bathrooms in 940 s.f.
